Rules

  1. Guest parking hours:
    • Monday through Friday (06:30 pm to 09:30 pm)
    • Saturday and Sunday (10:00 am to 09:30 pm)
    • Holidays (10:00 am to 09:30 pm)
  2. Failure to comply with these rules will result in the following action:
    • 1st Violation: Written warning posted on the vehicle and/or the imposition of a $25.00 monetary fine subject to a home owner’s right to a Board hearing hereon.
    • 2nd Violation: If a home owner violates the same provision of the governing document on two separate occasions within any 12 month period of time, the fine for the second offense will be $100.00. If the member violates the same provision three or more times within any 12 month time period, the fine for the third and subsequent violations will be $100.00 each.
    • Vehicle Tow: Vehicles that have been issued a notice of parking violation, and 96 hours have elapsed since the issuance of 1st notice will be towed at the owner’s expense.
  3. Leased/rented units:
    • All monetary fines and enforcement actions will be the home owner’s responsibility.
  4. Guest Definition:
    • Friends or family visiting, not to exceed three (3) days accumulated within a thirty day period of time.
    • Guest parking for extended period of time, please contact the Board for consideration and approval.
  5. Rules have been revised to better accommodate homeowner/tenants. Because of these changes we will need full cooperation. The Board will take immediate action to enforce these rules.
  6. The main “L shaped” drive is the City of Torrance property. Parking violations are handled by the City of Torrance Police Department and can be called at (310) 328-3456 if concerns arise.
  1. Pool Hours: 10:00 am to 10:00 pm
  2. Children under the age of 14 must be accompanied and supervised by an adult.
  3. No glass or alcohol is allowed in the pool area.
  4. No running in the pool area.
  5. No diving.
  6. Residents are not to play with pool equipment (thermometer, live preserver, trash net, etc.).
  7. Place trash in trash receptacles.
  8. Bathing suite must be worn when using the pool or spa.
  9. Owners/Tenants must be present when guest(s) are using the pool/spa. Keys are not to be given to non-residents.
  10. No jumping or climbing over the fence. This could result in a serious liability problem to the association.
  11. Failure to comply with these rules will result in the following actions:
    • 1st violation: written warning.
    • 2nd violation: $25.0 fine.
    • 3rd and subsequent violation: $50 fine.
  12. Please remember that we live in close proximity to our neighbors, and need to make an extra effort to be mindful of the peace, comfort, and welfare of homeowners and occupants particularly during the morning and evening hours.

Dumpster:

  1. DO NOT leave large or hazardous items in or around the dumpsters. They will not be taken by the trash company.
